Property Tax- what you see is not what you get!


This presentation will provide you with a vivid outlook on everything you need to know in regards to property tax.

Topics to be addressed include:
- Why high performing properties are under taxed
- Why underperforming properties are overtaxed - and how brokers can do something about it.
- How developers can reduce their exposure to over assessment
- The impact of new cases on future reductions of Industrial properties - what brokers should be looking for on behalf of their clients
- How the press constantly gets it wrong - a dose of reality for brokers


Presenter: Rae Buchan AACI, B.E.S., P.Val, managed the real estate appraisal group and the property tax group at PwC and then helped set up the Property Tax group at Deloitte before establishing his own real estate advisory firm "Context Realty Advisors" in 2004.
He has presented to SIOR, CCIM and other various large brokerage companies; The Appraisal Institute; The Canadian Institute; Insight; ARICS, The Law Society of Upper Canada etc.

One of the largest tax savings achieved was $ 30,000,000. The six other tax agents interviewed had told the client nothing could be done. He said that he would be glad to turn the table upside down. He did.

In fall of 2008, CCIM will be celebrating and profiling over 60 properties, represented throughout the CCIM Chapter Membership area, as part of our Virtual Bus Tour and in recognition of excellence in the Canadian Commercial Real Estate Industry.  Properties profiled will range in value from $1 million upwards.  We suggest relevant properties include those on which construction commenced in 2006 or 2007.
